@wikipedia

A physical property of the material that does not depend on the amount of the material and the way it is measured and is only defined by the material's chemical structure and its Pressure and Temperature under Thermal or Quasistatic equilibrium.

The material properties are usually measured at laboratories and are well tabulated within the practical range of Pressure and Temperature.

Any function of quantifiable material property is also a material property.
