A physical property of the material that does not depend on the amount of the the material and the way it is measured and is only defined by the material's chemical structure and the current  Thermodynamics conditions.

Any function of quantifiable material property is also a material property.

For the material which is a part of thermodynamic system at its Pressure and Temperature under Thermal or Quasistatic equilibrium its material properties are fully defined by Pressure and Temperature only.

These The material properties are usually measured at laboratories and are well tabulated within the practical range of Pressure and Temperature.

Any function of quantifiable material property is also a material property.
