(1) \rho = \rho(p, T)

which means

non-zero compressibilitynon-zero thermal expansion
(2) c = \frac{1}{\rho} \frac{\partial \rho}{\partial p} > 0
(3) \alpha = \frac{1}{\rho} \frac{\partial \rho}{\partial T} > 0
